Asphalt Sealcoating
Sealcoating is the cheapest insurance an asphalt lot can buy. It seals out water and salt, slows oxidation from sun, and brings back the deep black finish, then we re-stripe on top so the whole lot looks new.
Cheap insurance for asphalt
Sealcoat is a thin protective layer over sound asphalt. It blocks water and de-icing salt, slows the sun's oxidation that turns pavement grey and brittle, and brings back the deep black finish that makes fresh lines pop.
We clean the surface, seal cracks first, apply commercial-grade sealcoat, two coats on drive lanes, let it cure, then re-stripe so the whole lot reads as new.

Good to know
How long before we can park on it?
Usually 24 hours to cure before traffic. We schedule so the lot is back by the next morning where possible.
How often should we sealcoat?
Every two to three years for most commercial lots.
Does it fix potholes?
No, sealcoat protects sound asphalt. Cracks are sealed first, and potholes need patching before coating.
